Title Search

A property title search is a search conducted by licensed professionals to look for outstanding encumbrances and title deficiencies as well as to confirm the owners name and state of land tenure. When customer buys a property, the encumbrances and deficiencies must be cleared beforehand from the title as it can become unfair and inevitable liability to purchaser.   • Current owner search involves searching for the details of the present title holder of the property and latest deed with consideration.
  • Two-Owner title search is for the last two owners in the chain of title of the subject property.
  • Search report usually includes details like vesting deed, current tax status, county assessment information, open mortgages, judgments, liens, and legal description.
  • It is required for origination of home equity transactions, short sale, foreclosure auctions and pre-tax auctions.
  • Legal and Vesting search:

  • This search is conducted by pulling all relevant deed documents and identifying the latest vesting deed.
  • Search report usually includes details like property address, parcel number, owner's name, legal description, and tax information.
  • Title Updates/Bring downs/Dated owns:

  • This is a simple update on recent history of the subject property from the date of the last search to the current date.
